PIRRAZ consulting planners, architects and engineers was founded in 1983 by some of the ex-BONYAN (1951) consultant senior partners, associate partners, and staff whose firm had to be dissolved due to new regulations concerning firms in Iran.

PIRRAZ consulting is ranked among the efficient and prominent Iranian consulting firms and is still expanding. The practice has been structured to provide comprehensive architectura l , urban design and engineering services. The practice offers , at the outset of any project, assistance in the selection and viability of a site and with the development of the project brief. In the case of a development site, feasibility studies are commenced to ascertain the projects' financial viability in terms of building space related to cost and return on investment.

At this stage, the architectural concept design commences. The PIRRAZ design team and partners work together to evolve the design concept. The col lective experience and interaction of the team approach becomes a catalyst for an innovation design process. During this process, constant meetings are held with the client so that through his continuous involvement his requirements and contributions can be incorporated into the development of the design.The partners continue to participate with the project managers and senior staff in the preparation of clear, concise working drawings, specifications and the various contract and construction documents.

PROJECT CONTROL

Project control is a process to maintain the project pathway to achieve a justified economic balance between the three factors of cost , time, and qual ity during project implementation. In fact , the control is the precise and complete implementation of the un-programmed program for the project , so that when it exits the program, it can be ascertained as soon as possible by identifying the causes and designing the most economical activities in its original direction. Project control is a process that should be carried out independently of project management. This activity involves confirming and controlling project activities to enhance performance, and helping to accomplish this goa l through specific tools and techniques.

BIM

Building Information Modeling (BIM), has become a musthave ingredient of today's building projects, and various stakeholders are using it differently to address their own specific needs throughout the project l i fe-cycl e . At Pirraz, we recognized the need for a BIM consulting firm that has the expertise to consolidate the individual efforts each stakeholder puts into BIM for a project and by fil l ing the gaps, organizing, managing, and directing all those efforts into a collaborative environment, make them meaningful to the project owner, design team, construction team, and eventual ly the faci l ity management team.

VALUE ENGINEERING

Today, value engineering is a wel l -known discipl ine to improve the value of products or services. Value engineering is an organized effort aimed at analyzing all activities of a project f rom the time of the formation of the initial thinking to the design and implementation, and then commissioning and exploitation, and known as one of the most efficient and most impor tant economic methods in the field of engineering activities. Value engineering wi thin the f ramework of project management, while paying attention to all aspects of the project, does not make any part of the work clear. The goa l of value engineering is less time to reach the exploitation stage without adding costs or reducing the quality of the work. The steady increase in operating costs and the everincreasing levels of technology, the removal of that part of the costs that do not play a role in improving quality and in terms of performance is unnecessary.

INTEGRATED DESIGN BY USING REVIT SOFTWARE

Autodesk Revit is a bui lding information model ing software used by architects, civil engineers and utilities that is used for 3D model ing and bui lding design detai ls. This program gives users the ability to design buildings and structures and their components in three-dimensional, memo and mark with two-dimensional elements and access to building information f rom the building model database. The vision is able to compile information and model a 4D building (financial management capability and time-based production and consumption based on time, in addition to 3D drawing) with a tool for designing and tracking different dimensions of the building , f rom concept to construction and operation.

PARAMETRIC DESIGN

Parametric design is a process based on algorithmic thinking, in which a series of parameters and rules together define and clari fy the relations between "Design Purpose" and "Design Consequence." Parametric Design is a design paradigm in which the relationships between elements , Replicates the geometry and complex forms. The parametri c word derives f rom the topic of "parametric equation" in mathematics and refers to the use of certain parameters and variables that can be edited by changing the result of a system or equation
